VA Home Loan Refinance – What Determines Your VA Home Loan Interest Rates

Ricky Lim asked:

To give you a background on VA home loan refinance, it started in 1944 with the Servicement’s Readjustment Act. This is also known as the GI Bill of Rights. The GI Bill was signed by President Franklin D. Roosevelt which provided war veterans with guaranteed homes without down payment. This was specifically designed to give veterans housing and assist their families. This is the dream of most veterans –  to have their very own homes.

The VA Home Loan Refinance guarantees that the loans are made by private lenders like mortgage companies, banks, and savings and loans corporations. The guarantee requires the lender to protect the client just in case he fails to repay the loans.

At least with the VA Home Loan Refinancing, one can guarantee the protection of both parties. This is received from the required down payment that has been agreed on – in both favorable financing agreements.

Making the most out of a VA Home Loan Refinance deal is a good idea because it allows you to know more about the loan program that you are getting yourself into. You will also realize that there is less red tape as you make the transaction to your new lender.

You have to remember that all payments you make now with your VA home loan refinance is under the new lender. In doing so, you get to save more money because of the low interest rate and the low monthly payment. Just make sure that the lender you entrust your VA home loan refinance has good credit score.

The use for the VA home loan refinance has been proven quite effective when it comes to the percentages of the guarantee rates. The interest rates really depend on how you were able to meet the requirements for the VA home loan.

For one, you need to have good credit rating. If you do, then you pay lower interest rates compared to someone who has negative credit rating.

Another factor that determines the rates you have to pay on your VA home loan refinance is the state you’re living in. The percentage of what your new lender has to pay depending on the amount you have left on your mortgage vary from one state to the next. Sometimes the standard rates do not apply in a specific state. You have to make sure that the rates you agree on are considered liable in the state that you are in.

The whole point of you going for VA home loan refinance is to save more. Don’t go with the first tempting offer that comes your way. Consider your other options. Check which one you will be able to save more and then go with that.

Bad Credit Home Loan Refinance-It Is Still A Possibility

Alan Lim asked:

There are many reasons that you may want to refinance your home.  Perhaps circumstances have caused you to get behind a few payments on your mortgage or you need to lower your payments.  For whatever reason you need to refinance, you may need to find more about bad credit home loan refinance.

If you have less than perfect credit, the banks and even the credit unions may have turned you down.  Perhaps they have said no because of your employment history or for some other unknown reason.  It could even be a credit card payment that was one day late several years ago, but they have told you that you are not a candidate for refinancing your home.  Do not let their no stop you from getting the relief that you need.  There are several options for bad credit home loan refinance.

One of those options is sub prime lenders.  These lenders can offer you home refinancing without having to jump through all of the hoops of a traditional home loan.  Although you may pay a little more in interest, you can get the financing that you need.

By refinancing your home, you can bring your current mortgage back into good standing as it is paid in full.  You will add a new account to your credit portfolio.  If you work hard and pay this new account on time, overtime, the last account will disappear from your credit reports.  This can have a very positive impact on your credit score.  You will no longer be saddled with a mortgage that you were late on fifteen years ago that is pulling down your credit score.

Even though you may feel that there is no way that you can refinance your home with your credit reports, do not give up without trying bad credit home loan refinance.

What is a Home Equity Refinance?

Andrew Bicknell asked:

omes time to do a home equity refinance there are several terms that you should be familiar with. Many people do not understand how a home equity loan works or even what home equity is. There are two basic types of loans you can get when it comes to home equity; an equity loan or a home equity line of credit. So what is home equity? Quite simply it is the difference between what you still owe on your home and its appraised value, or what your home is worth. Here’s a simple example. If your home is appraised at $150,000 and you still owe $50,000 on your mortgage the equity in your home is $100,000. When you take out a home equity loan, or refinance your current home equity loan, you are borrowing against that equity you have built up in your home. This type of loan will give you a one time lump sum in the form of a check that you can do whatever you choose with. You will have to pay it with a monthly payment over a set amount of months, much like a mortgage. A home equity line of credit works a little differently. You still are able to borrow a specific amount of money based on the equity in your home, but the money is not paid out in a lump sum. You can tap into your line of credit as needed, much like we do with a credit card. The nice thing about a home equity line of credit is you only have to make payments on the money you have borrowed. If you have a $10,000 line of credit and your use $3,000 to do some home remodeling you will only make payments on the $3,000. It is important to remember that just like any other loan you will be paying interest on any money you use out of your credit line. When you are looking to do a home equity refinance loan you must realize that you are using your home as the collateral in order to get the loan. You are guaranteeing your ability to repay the loan against the value of you home. If for any reason you cannot make your payments the lender has every legal right to foreclose on your home so they can sell it to cover the value of the loan. One of the best reasons to do a refinance your current home equity loan is to get a lower interest rate. If your original loan had a high interest rate you can save quite a bit of money if you are able to obtain a lower rate. If you are thinking of doing a home equity refinance then do some research and get at least four quotes from reputable lenders to see which package may work best for you.

100% Home Mortgage Refinance – Choose A Lender Online

Carrie Reeder asked:

100% home mortgage refinance frees up your money for other purchases, like a second home, renovations, or debt consolidation. To get the best deal on your cash out refi, look online for your next lender. By evaluating loan quotes that you can get in minutes, you can save thousands with just a couple hours of research.

Better Mortgage Lenders Online

If you like low rates and fees, then you will find your best lenders online. Technology and competition has pushed down refinancing costs, saving you money.

Online financing companies also give free personalized loan estimates, so you have real numbers to make your refi decision. Requesting quotes is also a good way to “test-run” a company to make sure they deliver on prompt customer service.

Items To Check Before You Sign

Interest rates should be at the top of your list when researching lenders. But also take a look at closing and miscellaneous fees. On average, your refinancing closing costs equal no more than 3% of your principal. But for 100% refinancing, you may have to pay more, especially if you have poor credit. Early payment fees should also be dropped, in case you decide to move or refinance again.

The APR will give you a picture of the total cost of the loan. There are cases when a higher rate loan might actually save you money though. For example, if you plan to move in a couple of years, you may get a bigger savings by not forking out thousands at closing, even with the higher rate. For these types of situations, you need to use your calculator to determine which is the best option for you.

Commit When You Are Ready

When you have found the right loan package, commit to it as soon as possible to lock in rates. Your application can be completed online in about ten minutes with final paperwork arriving in the mail in a couple of days. Once your contract is complete and received by your lenders, your money can be wired to the appropriate accounts. From start to end it takes about 10 business days.

Top Reasons Why you Should Opt for Home Mortgage Refinance

Alan Lim asked:

Opting for home mortgage refinance should be a major decision to make. However, if you decide on it at the right time and at the right circumstances, it might just be the best financial move that you can ever do for yourself and for your family.

All of us are eager to buy ourselves a home. Along with this eagerness are the anxiety and the pressures from home inspections right down to escrow deadline. To cope, we often go for any mortgage that we qualify for. Eventually, you may soon realize how you could have found yourself a better deal had you given the mortgage terms more thought. This happens all too often, and this is one of the primary reasons why most people opt for a home mortgage refinance to cut down on the interest being paid for the loan.

In relation to this, loan refinancing proves to improve flexibility in terms of cash flow. What happens is that instead of looking for ways to cut down on the total mortgage payments, you can look for terms that can enable you to lower your monthly payment. So, if your monthly expenses are relatively tight, you can just imagine how saving $300 through a home mortgage refinance will give you a little more cash flexibility (this accounts for $3,600 a year, which is relatively attractive).

Another top reason for you to go for a home mortgage refinance is to get some extra cash on hand. Your home is one great resource if you want to earn extra cash for better financial or personal reasons. Your home has most likely increased in terms of value, qualifying you to earn more out of it and put it to better use. Some of the most common related reasons for opting for refinancing to get extra cash include making home improvements, car upgrade, paying off credit cards, paying tuition fees, starting a new business, or going on a dream vacation.

On the other line, there are many people who go with the home mortgage refinance route as a desperate attempt to get themselves out of overwhelming debt. The rates for refinancing are relatively favorable. If you find yourself with too many small bills with payments that are slowly getting too difficult for you to handle, you can take a lot of weight off your shoulders by getting a home mortgage refinance. This way, you can get enough cash to pay off all the smaller payments so you can concentrate on one monthly payment, which is your mortgage. Considering how some lenders can stretch to up to a 30-year terms, you can easily go back on track to your journey towards financial stability.

Remember that the decision to get a mortgage refinance is a lot less stressful than getting a new home loan. Without the pressure and the deadlines, you can surely give it some good thought to ensure that you are getting a much better deal. So, take your time and shop around for the best home mortgage refinance deal that best fits your situation.
