shop around - shop your local banks and see which will give you the best rate….see how long you can lock it in for.

    good luck :)

Not to be rude, but have you considered calling the lenders in your area?

For starters, get a copy of your credit report through FICA. You will need your actual score to get a rate quote.

Then talk to mortgage brokers in your area about what they can offer/do for you.

Make sure they work for credible lenders (ask who and then research them) before you sign ANYTHING.

Be sure to do your research and weigh all you options. If you are thinking of taking equity out, you need to evaluate how much you need. If you have less than 20% equity inyour home you will either have to get 2 loans (one at a higher rate than the other) or pay PMI (and probably still pay a higher interest rate than if you had 20% equity in the home).

    Good Luck!

On my rate sheet today, you could get 7% for 100% financing (no lender fees); For 2.5 points, you could get 6.25%.

Going rates right now, with at least a 5% downpayment, 6.375-6.625%.

In the current mortgage market, now is not the time to shop. I normally would recommend talking to three brokers and compare. Right now lenders are dropping programs left and right so with less options there are less choices. Also the fed didn’t lower the prime rate today so rates are going to get worse. I recommend going to a broker you know personally ad lock your loan as soon as possible. Mortgageman you need to sign up with more lenders I can get 6.5% with no points
